By-Right Uses
Potential district by-right uses include:
- Warehousing and wholesaling without hazardous materials
- Cold storage
- Assembly and research & development without hazardous materials
- Electronic equipment and component manufacturing
- Office and package / courier services
Fulfillment has separate use thresholds.
County Ordinance 21-55 lists centers under 80,000 SF outside the E-Commerce Overlay, or under 250,000 SF within it, as by-right M-2 uses. Larger centers require a Special Use Permit. Overlay applicability, exact-threshold treatment and current parcel permissions require County confirmation.
Potential district uses are not parcel-specific approvals. Proffers, overlays, design standards, site plans and permits apply. The concept is not represented as approved by-right fulfillment.
